The new Accessory Dwelling Unit (ADU) standard plan program offers homeowners faster and less expensive permitting options. The ADU standard plan program gives homeowners twenty preapproved design options from ten different firms. By choosing one of the preapproved plans, homeowners can reduce the plan check process from 4-6 weeks to one day, as well as reduce the cost of permits. The new ADU standard plans are designed to be suitable for a range of homeowners, from studio spaces to two story buildings. The SB-13 decreases the local impact fees for an ADU bigger than 750 square feet, and will eliminate local impact fees for an ADU smaller than 750 square feet. In addition, landlords are no longer required to live in the main house in order to rent the ADU, which means landlords can now rent both the ADU and the main house.
